Supported Accommodation
That Works
Safe, CQC-compliant accommodation for adults and young people in our care. For landlords: reliable, fully managed partnership with guaranteed rent and no void periods.
Our property division serves two groups
We sit at the intersection of property management and specialist care. That means we can offer something valuable to both the people who live in our properties and the landlords who own them.
For People in Our Care
Our supported accommodation properties provide a real home for adults and young people who need more than just a roof over their heads. Every property has round-the-clock staff, private furnished bedrooms, communal spaces and the support infrastructure to help residents build their independence.
- Private, fully furnished bedrooms
- 24/7 on-site support staff
- Communal kitchen, lounge and garden
- Close to public transport and amenities
- Safe, CQC-compliant environments
- Regular maintenance and compliance checks
For Landlords and Property Owners
We lease properties from private landlords and housing associations and manage them as supported accommodation. We handle everything — tenants, maintenance, compliance and management — and we pay you a guaranteed rent every month, even when the property is between tenants.
- Guaranteed monthly rent, no voids
- Full property management included
- We handle all tenant relationships
- Properties returned in excellent condition
- CQC and safety compliance fully managed
- Flexible lease terms (typically 2 to 5 years)
What makes our properties different
Supported accommodation in the care sector varies enormously in quality. At Providence, we set a high standard for every property in our portfolio and we maintain it through regular inspection, dedicated maintenance and close working relationships with the people who live in each home.
Every property we manage is assessed before we take it on, adapted where necessary to meet the needs of the people who will live there, and regularly inspected for safety and compliance. We do not cut corners on property quality because we know that where someone lives directly affects their wellbeing.
CQC compliant at all times
All properties meet CQC registration requirements. We carry out regular unannounced internal inspections.
Health and safety compliance
Gas safe, electrical certification, fire risk assessments and all statutory compliance maintained and logged.
Adapted for individual needs
Where required, we adapt properties to meet physical or sensory needs — wider doorways, wet rooms, sensory environments.
Regular maintenance schedule
We have dedicated maintenance staff and relationships with vetted local contractors for repairs.
The types of property we manage
We work with a range of property types depending on the needs of the people we support and the communities we serve.
Supported Living Homes
Larger residential properties (typically 4 to 10 bedrooms) adapted as supported living environments. These are our primary placement locations for adults with complex needs.
Semi-Independent Accommodation
Smaller properties for individuals who are working toward greater independence, with lighter-touch support and greater privacy and self-management.
Emergency Placement Properties
Properties held on standby for emergency placements. These are furnished, staffed and ready to receive a service user at short notice, any day of the week.
Transitional Housing
Accommodation specifically designed for young people transitioning from children services into adult care and independent living.
Short Break Properties
Properties used for planned and emergency respite, providing a temporary but genuinely homely environment for short stays.
Accessible and Adapted Homes
Wheelchair-accessible and sensory-adapted properties for individuals with physical or complex health needs.
Coverage across England
We currently manage properties across London, Essex, Kent and surrounding areas, with capacity expanding into the Midlands and wider South East.
